What Is a Soakaway and How Does It Fail | Spot the Signs
Boggy lawn, standing water after rain? Your soakaway may be silting up. Learn how soakaways work, why they fail, and what to do about it.
Most homeowners in Basingstoke can point to their inspection chamber or describe the vague location of their drains. Ask them where their soakaway is and you'll usually get a shrug, followed by, "there's something at the bottom of the garden, I think."
That changes fast when it stops working.
If you've got a patch of lawn that stays wet for days after rain, a gully that backs up during heavy showers, or a driveway that turns into a shallow pond every winter, the soakaway is almost certainly involved. Here's what's actually going on.
What a soakaway does (and doesn't do)
A soakaway's job is to receive surface water, hold it temporarily, and let it percolate slowly into the surrounding soil. That's it. No pumps, no moving parts, no chemistry. Just a pit in the ground relying on the permeability of the soil around it.
In most residential properties built before the 1990s, the soakaway is a rubble-filled pit, sometimes lined with old bricks in a honeycomb pattern to let water through the gaps. Anything built or significantly altered after 1990 should have a ring-system soakaway or plastic crate unit to current standards, but plenty of older properties across RG21 to RG29 are still running on whatever the original builders dug out forty years ago.
Surface water from your roof comes down the downpipes, travels through a buried pipe to the soakaway, and disappears. On a well-drained sandy or chalky soil, this works quietly for decades. On the clay-heavy ground common around Chineham, Hatch Warren, Kempshott, and much of the Brighton Hill area, it was always a compromise. Clay doesn't drain. It holds water like a sponge, and a soakaway surrounded by clay is fighting a losing battle from day one.
Why soakaways silt up
Rainwater off a roof isn't clean. It carries fine particles of silt, algae, organic debris, and whatever has accumulated on your tiles or guttering. Every shower deposits a thin layer of that material into the soakaway. Over years, the gaps between the rubble or the perforations in a plastic unit gradually clog. The soil immediately surrounding the pit becomes compacted and saturated.
The failure is gradual, which is why it catches people off guard. A soakaway that's been silting up for ten years will cope fine with a light summer drizzle. Put 25mm of rain on it in an afternoon, which Basingstoke gets several times a winter, and it simply can't absorb fast enough. The pit fills, the connecting pipe backs up, and the water has to go somewhere. Usually your lawn, your driveway, or your neighbour's fence line.
Tree roots make it worse. A mature tree anywhere within five or six metres will send roots into the soakaway's moisture. Those roots break up the structure of a rubble pit and can completely block the inlet pipe. Properties in older parts of town like Old Basing, Worting, or Sherborne St John, where mature gardens are common, see this regularly.
The warning signs
None of these symptoms guarantee a failed soakaway, but if you're seeing two or more of them together, that's where I'd start looking.
- A circular or oval patch of lawn that stays boggy long after rain has stopped. Circular because the saturated ground maps the pit below it.
- A gully on the driveway or patio that fills up and spills over during heavy rain, even though it was fine for years.
- Water pooling against the house wall or running towards the foundations after a downpour.
- Visible subsidence or a soft depression in the lawn directly above where the soakaway sits.
- A downpipe that gurgles and backs up rather than draining freely.
The soggy lawn that dries out slowly in summer, then stays wet from October to March, is the one I see most often across the Basingstoke area. Homeowners often blame the weather. Sometimes it is just the weather. But if that patch appeared in the last two or three years when it wasn't there before, something has changed underground.
Getting a diagnosis you can trust
There's no point guessing at a soakaway problem from the surface. The inlet pipe can be surveyed with a CCTV camera to check for root ingress, silt blockage, displaced joints, or collapse. That tells you whether the problem is in the pipework feeding the soakaway or in the soakaway itself.
If the pipe looks clear on camera, the next step is a simple dye test or a flow test during rainfall to confirm the soakaway is the bottleneck. Sometimes the inlet pipe has partially collapsed just before it reaches the pit, which looks like soakaway failure but is actually a straightforward pipe repair. Getting that distinction right before any excavation saves a lot of time and money.
What are the realistic options?
Once you know the soakaway has failed, you have a few routes. Which one is right depends on the size of your roof catchment area, the soil conditions, and whether you're in a location that allows discharge to a surface water drain instead.

Plastic crate soakaways, sometimes called geocellular units, are the current standard for good reason. They have a much higher void ratio than rubble, they come wrapped in a geotextile membrane that filters silt before it reaches the aggregate, and they're sized properly for the roof area they serve. A rubble pit was always an approximation.

A quick note on building near soakaways
If you're planning a rear extension, a garden room, or a large shed, find out where your soakaway is before you start. Paving over it with a hard surface is one of the more effective ways to kill it. Compacted soil above a soakaway stops it breathing and accelerates failure. If you're in Chineham or Hatch Warren and your builder is proposing to run new hard-standing across the back of the garden, this is worth checking.
